How to Find the Right Estate Agent for You

Thinking of selling your home? Putting your house on the market is a big decision, and choosing the right estate agent is crucial. After all, your estate agent could make the difference between you selling your home quickly for a great price, and not having any enquiries at all.

So how do you know which estate agent is right for you? Below are a few keys points to remember.

Ask family & friends for recommendations

Ask family, friends and neighbours whether they have any recommendations. This should help you get an idea of which agents in your local area have a solid reputation and which are best avoided at all costs.

Do your research

Take a close look at agents’ display windows when you pass by and don’t forget to visit them online. This will help you get a feel for which ones regularly update their displays and online content to best appeal to buyers.

Compare estate agents

All you have to do is enter your postcode, property type and a rough estimate of the value of your property and the tool will show you the local market share, success rate, average days to sell, and % of asking price achieved for a selection of agents closest to you.

Pay them a visit

Once you have a shortlist in place, arrange a face-to-face meeting at their local branch. This will allow you to get a better feel for the agents. Are they welcoming? Helpful? Knowledgeable? The way you’re treated in this initial meeting will tell you a lot about the way they will handle the sale of your home. If you don’t feel comfortable, walk away.

Don’t be afraid to ask questions – lots of them!

Ask how they will market your property? Are they members of a professional trade association? Are they open at weekends? What is their viewing policy? How much do they cost? Do they insist on sole selling rights? Be prepared to quiz your shortlisted agents on their policies and terms and conditions. 

Compare valuations

It’s important to seek out at least three valuations before committing to an agent. Don’t be fooled by overly optimistic valuations. Some agents will try to lure you in by giving inflated valuations that may be slightly unrealistic. Ask agents to justify the valuations they give you by showing you evidence of comparable properties on the market and properties that have sold for a similar amount.
